I’ve really noticed a change that began in the third quarter of this year. Sellers were gaining confidence and buyers were getting anxious because their offers were not working out. It seems that almost every offer I’ve submitted – and attempted to negotiate – in the past four weeks has not worked out!

Buyers have not caught up to the market, plus add to that a diminishing inventory, and you have buyers’ choices shrinking. Though the market tends to change quickly, buyers and sellers tend to take time to adjust. So, at this time, buyers are having to adjust to raising prices instead of trying to gauge the bottoms. Sellers are feeling more powerful, though they are still shell-shocked from the fallout of foreclosures in the last three years.

For me, I’m glad to see more balance in the market. A good stable market would be a blessing.
